TriState Commercial Alliance History

TriState Commercial Alliance — a partnership between TriState REALTORS® Commercial Alliance and TriState Brokers Commercial Alliance — is a full service professional association that caters to the specific needs of commercial real estate practitioners in DE, PA and NJ.

TriState REALTORS® History

In 1992, a group of 15 Commercial and Industrial REALTORS® met to discuss the unique needs of the Commercial and Industrial specialists within the real estate community. Real Estate professionals specializing in the Commercial and Industrial markets who wanted to hold the REALTOR® designation were required to join the Board of REALTORS® in the area that serviced their office location. Since the majority of the local boards' members concentrated on residential real estate, most of the REALTOR® programs were targeted for the residential real estate professional. The needs of the Commercial and Industrial specialists were not addressed except where they coincided with their residential colleagues. The founding group of Commercial and Industrial REALTORS® decided to form a board dedicated to their needs and concerns.

This group of Commercial and Industrial REALTORS® focused on creating an opportunity to network, offering continuing education, presenting industry oriented seminars and providing specialized arbitration relative to their needs. These REALTORS® also recognized that, to effectively service their clients, it is often necessary to cross state borders and, therefore, this board must encompass all locations within the natural marketplace of Southeastern Pennsylvania, Southern New Jersey and Delaware.

The concept of an overlay board for Commercial and Industrial REALTORS® was unique. This proposed board would include territory already covered by the residential boards. Further, in crossing state borders, approvals from each of the three states REALTOR® boards and the National Association of REALTORS® would be required.

On November 15, 1993, the TriState Commercial and Industrial Association of REALTORS® was chartered by the National Association of REALTORS®. TriState was one of the first overlay boards chartered and the first to include three states.

With Pennsylvania facing a potential $3 Billion budget shortfall and legislators looking for new places to raise taxes, it is now more important than ever before to make or increase your contribution to the REALTORS® Political Action Committee (RPAC). In the past, PAR has been successful through its legislative efforts in defeating transfer tax increases and specific services taxes that include real estate services.
