We represent several corporate clients who separately own a total of approximately 1,406 acres of land, including mineral rights, in Wyoming County, in northeastern Pennsylvania. Most of the acreage is 8-10 miles from Bradford and Susquehanna Counties, in the Marcellus shale play and is owned by one corporate client in a potential sweet spot of the northeast Pennsylvania Marcellus gas field in northwest Wyoming County, approximately 2-4 miles from the top two highest producing unconventional natural gas wells in Pennsylvania (as per the Pennsylvania Department of Environmental Protection reporting data of August 15, 2012). The site was originally assembled for a nuclear power plant in the 1960s and 1970s and has several miles of Susquehanna River frontage, presenting access to a possible water source for shale gas hydro-fracturing and other uses. The site is also rail served. It is an ideal location for an energy industrial park for a gas-fired power plant, gas-to-liquids processing plant, petrochemical complex, and energy intensive manufacturers. It has the ability for high production of shale gas and recent reserves in the area are 8-10 Bcf EUR per well and potentially up to 30 BCF per well. The property sits in its own watershed. Our clients own all their mineral rights, including gas, oil, timber, sand, gravel, shale, bluestone, plus solar and wind, and it has not been leased to drillers.
