JANUARY 7, 2010 -NAI James E. Hanson, a leading New Jersey-based commercial real estate firm, is pleased to announce the recent completion of a five-year 3,000 SF mixed-use office/retail lease agreement at 320 West Passaic St. in Rochelle Park, N.J. NAI Hanson's Dominic Fittizzi, Associate Vice President, represented both the tenant, Procopy, Inc., a document imaging provider, as well as the landlord, Associated Florist Supplies, in this transaction.
"We continue to see activity in the Northern New Jersey office market, due predominately to its proximity to New York City and accessibility to major highways like Interstate 80, Routes 4 and 17, the Garden State Parkway and the New Jersey Turnpike," commented Fittizzi. "In this transaction, the tenant, Procopy, Inc., was looking to relocate its headquarters from its former Maywood location to a well-positioned asset that is convenient to Northern New Jersey's main thoroughfares. After finding this space, Procopy, Inc., successfully upgraded its office size and amenities and intends on utilizing this new location as their main office."
Located at 320 West Passaic Street in Bergen County, which ranked 18th among the highest-income counties in the United States in 2006 based on per-capita income, this 3,000 SF space is situated within the 20,000 SF Associated Wholesale Florist retail/office complex, which is comprised of an additional 1,334 SF of retail space and 750 SF of greenhouse space that are currently available for lease. Built in 1980, the building features amenities such as heavy power and offers tenants ample parking.
"Ultimately, we were able to identify this property immediately as the perfect fit for both the tenant and the landlord and negotiated an attractive lease agreement at favorable terms for both parties," concluded Fittizzi.
